Fixed-price builds in Manukau — how it works
— Daniel Park
A fixed-price build contract means the price you sign is the price you pay — no contingency surprises at practical completion. Here is how it works with Signature Homes Botany & Manukau.
What is included in a fixed-price contract
Every Signature Homes fixed-price contract includes:
- Architectural plans and engineering
- All council consents and development contributions
- Site preparation and foundation
- Framing, cladding, roofing
- Internal linings, painting, and floor coverings
- Kitchen and bathroom fit-out to the selected specification
- Full landscaping and driveway
What is not included
Costs outside the contract include: land purchase and settlement, legal fees, bank or broker fees, and any owner-selected upgrades above the standard specification.
What happens if costs increase during the build
Your price does not change. If the cost of materials increases after signing, that is our risk. The fixed-price contract exists specifically to protect you from construction cost inflation.
